Man Im slow at this!
Sorry, but I have had so much going on lately that I just havent had time to update this. Anyway the major news is that I am working on buying a house here in Durango. What a pain in the ass, not only are houses here extremly over-priced but buying a house in genereal is a level of stress that I dont think I have had to handle before.
I plan on making an offer soon so I will let you know how it goes.
Here is a Google Maps Link to see the area around the house. It is the last house on the right side of the road. All the land on the side was just purchased by the city and is going to be a mountain park, wich means that nothing will get built there!

Good luck with the whole process. I bought my first house 2 years ago and MAN!! ..what a total pain in the neck. We had a horrible time with the whole thing.... one of the most frustrating experiences of my life. The DAY OF SETTLEMENT, our stupid seller still hadn't gotten the heating system certificate yet for FHA, so he instead decided to call the whole sale off... this is already after postponing the settlement date TWICE and a good 2 months after we agreed to buy the house...
Because he was such a lazy POS, the heating system had not been certified... a requirement for the FHA process. So, in a panic, I call 15 different companies to get someone up to give us a real quick certification. I also needed the old oil tank cleaned up.
I finally found an emergency spill company to come and vacuum our oil tank out... of course paying emergency/weekend retardedly high rates. Then, I had to get oil into the system to make sure it worked... So I found an oil company, promised to use them forever, and they came out to give me oil.
Now I need someone to certify that the heater works... and I've got an emergency spill team and an oil delivery truck driver. Truck driver says no way. I offer the emergency spill guy $100 to write "HEATER WORKS" on a piece of paper and scribble a signature. He laughs, takes my $100, and scribbles it down on the paper. I FLY down to the realtor office and we proceed with the settlment. Cost me $1,000 that day for all that, BUT... I got my house.
I wouldn't relive that day for ANYTHING. And that was just ONE issue.. there were others. I even have an on-going issue where my seller still hasn't paid for work that he agreed to pay for...
Good times. Good times. Buying a house is great and sucks at the same time!!

I forgot to mention that just before the emergency spill guy "certified" my heating system (Ha!! Who is he to certify a heating system?!)...
...we turned on the furnace (first time in almost 2 years) and it shot a stream of fire about 3 feet out the door. Smoke was pouring out all over the place and it was making horrible noises.
I turned it off, said a prayer, and the guy came down into the basement.
Turned it back on. The thing purred like a kitten. Worked perfectly.
I only let it run about 5 seconds. Spill guy goes, "Hmmph. Looks like it works to me!" and signs the paper. He didn't care anyway... he got $100 for scribbling a name on a piece of paper!!!

Luckely for me I know the seller personally and have known him for a few years. so I think most of that stuff should be all good.
Yeah, the day I moved in to my house, it poured down rain. that was the day we realized that the grading of the back yard was donw wrong and all the rainwater was funneled towards the house. Over time, this rotted the house away in the one corner and every time it rained, the water would pour in uncontrollably. We got that fixed...partially. The siding still needs to be put back on.
Still, the house you're looking at looks great. Go for it. And good luck.
